This has a whiff of estate redevelopment about it. Not least the price. Ok, it’s small and it needs work but when was the last time you saw anything but a garage for this price in London.

Situated on the Sceaux Gardens, this bungalow is one of two rows of single storey homes originally for the elderly. The estate which was one of the first post-war schemes on a grand scale, was constructed on land at the junction of Peckham Road and Southampton Way in the grounds of Camberwell House, a group of historic buildings then being used as council offices. The estate was named after the town of Sceaux, near Paris, with which Camberwell had links. The estate is now partly protected by the Sceaux Gardens Conservation Area, which centres on the 18th and 19th century buildings near Peckham Road.

Plans for the estate were approved by Camberwell Metropolitan Borough Council in 1957 as a showcase development by the Metropolitan Borough Council’s architect’s department under the direction of F. O. Hayes. The architect in charge was H. P. Trenton and the consultant structural engineer was W. V. Zinn.

The plans for the estate included the construction of two 15 storey tower blocks surrounded by four 6 storey blocks of maisonettes and a single 6 storey block of one bedroom flats. The bungalows were built slightly later.

Designed by Denys Lasdun in 1952, Keeling House was the architect’s attempt to move away from the slab block which were popular at the time. The four winged design and central stair lift was essentially the traditional Victorian two-storey houses stacked on top of each other, creating a vertical street.

The building ran into maintenance problems in the 1980s, and in 1992 Tower Hamlets closed the building unable to afford to fix it. It was granted Grade II* listed status in 1993, and sold to a private developer in 1999 who worked (with Lasdun) on the renovation into luxury apartments.

I only recently found out that Chamberlin Powell and Bon designed this residential building in Folkestone. Completed in 1972, the four storey stepped block (reminiscent of the ‘Camden style’ flats) of maisonettes and flats each has a balcony open to the sky, making the most of the sea views.

This first floor flat has two bedrooms at the back, the living room with floor to ceiling windows onto the balcony at the front, and the kitchen and bathroom (similar to Barbican flat layouts) in the middle. Internally there’s not much to shout about here, but there’s little of the original features left. I would be interested to see what the bigger flats (maisonettes) look like.

Chamberlin Powell and Bon were commissioned in 1958 to develop the Vanbrugh Park Estate, a site of seven acres. Made up of mixed level blocks, similar to their scheme the Golden Lane Estate, mostly consisting two-storey terraces of houses and mews flats, over garaging, built of concrete block. There’s also an eight storey tower of 64 flats, with a large central lobby and a sculptural lift shaft of pick-hammered concrete contrasting with large areas of glazing.

This particular flat retains some of the original features — I think under those ugly bricks you might find the original central fire in the living room. Price wise, the last house to sell in here was last August for £500,000.

I really need get myself to New Ash Green and have a proper look. The properties here are rising, but still very affordable compared to what you would pay for a Span house elsewhere.

Here’s an unusual house, and what’s known as a K1A. The 183 houses of Knights Croft were to be built in two phases. The building of the first phase of 80 houses began in July 1968. This neighbourhood introduced an element of standardisation to the arrangement of the houses from the K-Range, and incorporated one new design, this single storey KIA. At an early stage in the building of New Ash Green, the need for a single storey house at a lower price became apparent. A key element of the ‘concept ‘ of New Ash Green was to provide a framework that would encourage the development of a balanced community. SPAN and Lyons felt that provision had to be made for residents from an older age group.

It includes some great footage of the interior of one of the flats in Churchill Gardens. I think I dissed the Balfron Tower flat that was taken over by the National Trust a couple of years ago, and kitted out by Wayne Hemingway for looking too cliché 60s — but actually…

A few things you should check:  I think the lease might be short, there’s no mention of it on the particulars, but I think all leases in this block are until 2075.

This particular flat was bought only in March (for £113,500) so why are they selling it?

There’s been a continuing campaign with the leaseholders about the building’s maintenance and the future of what was the shopping arcade. The the Arlington House website.

Right, so,  I’ve been thinking about this for some time and if all goes well I’ll be listing some rare architecture books for sale that I have come across over the last few years. First up, here’s one of my favourites: Hill Housing by Derek Abbott and Kimball Pollit.

This comprehensive handbook deals will all aspects of building houses on sloes. As the wide-ranging historical introduction illustrates., this is not a new building type; but the rapid escalation of the cost of building land has recently seen an increase in hillside developments from California to Cote d’Azur. 

Features many examples, including:

The County of London Plan was prepared for the London County Council in 1943 by Sir Leslie Patrick Abercrombie (1879-1957) and John Henry Forshaw (1895-1973). Its main purpose was to point out the main directions of development and reconstruction of London, which in the past decades had faced big changes and irregular growth. It was prepared in anticipation of the end of World War II and the reconstruction after bomb damage and large movements of population.

Even by the early 1960s there was, across Europe, a gentle move away from monumental brutalist architecture, toward a new philosophy that embraced the principles of the new, whilst using local materials or references in modern form. The result was a chunky, wholesome, and almost earthy modernity, which today is hard to detect as a distinct movement. Much of this aesthetic was embraced by Terrance Conran when he opened his first ‘Habitat’ store on the Kings Road in 1964 and was defined in 1967 by architecture and design journalist Mary Gilliatt as ‘Sturdy British’. Architect Edward Cullinan embraced these ideals right from the start of his career in the late 1950s. He still lives in the home he built for himself and his family in Camden Mews in 1962, which embraces these ideals. John Escolme visits Edward at home to discuss his architectural practice (run as a co-operative), and Judy Matheson finds out more about Cullinan’s initial and later work.

Why aren’t there more housing co-operatives? As a model it seems to make complete sense. The Glenkerry Housing Co-op has been running for 35 years. Flats are sold for owner-occupation at 50% the Valuation Office Agency’s valuation, it is not a shared ownership scheme — you pay half price and wholly own the lease. It is not a buy half / rent half payment scheme. What a great idea! 

Their policy is that there should be a minimum occupancy of 3 to 4 people in a four bedroom flat. This maisonette is therefore ideal for a family, although not restricted to families.

As part of the co-op you are expected to join the Association and share the running of the it – both financially and administratively.

Glenkerry House, along with the Balfron Tower and Carradale House is part of the Brownfield Estate designed by Erno Goldfinger 1972–5, and is grade II listed. The building is fourteen storey block, comprising 75 flats and four maisonettes, laid out on the same principal as Balfron Tower, of an enclosed corridor serving three floors of flats — a west-facing one-bedroom flat overlooking the corridor and dual aspect two-bedroom flats above and below, each with an internal stair.
